Home Loan Amortisation Calculator
See how each monthly repayment is split between interest and capital over the life of your bond, and how the outstanding balance reduces year by year.
Why the early years are mostly interest
In the first years of a bond, most of your repayment goes towards interest because the outstanding balance is still high. As the balance drops, a larger share of each repayment goes towards paying off the capital. This is why paying extra early in the term has a much bigger effect than paying extra near the end.
